The Bailey Nominated for AJ Architecture 2022 Workplace Project Award

London, August 24 – Endurance Land is delighted to announce that The Bailey has been shortlisted for the AJ Architecture 2022 Workplace Project Award.

The Bailey, located in Mid Town, received planning permission for a comprehensive office refurbishment in September 2018, with works completing in February 2021. The refurbishment project design was led by ORMS, an award-winning London-based architecture company.

Comprising circa 115,000 sq ft over ten floors, the refurbishment upgraded the building’s interior and exterior to create the highest quality, flexible Grade A office accommodation in central London.

The executed design managed to sensitively balance maximizing the building’s potential through extensions and fitouts all while retaining its historic and iconic envelope. Impressively, despite all the major overhauls to the building, attention to detail was not lost. The Bailey possesses a timeless albeit contemporary aesthetic. Major enhancements include an impressive double height reception, a duplex office suite on the top two floors, and new landscaped terracing on four floors, which provide stunning, unobstructed panoramic views toward Old Bailey High Court and the City of London.

By completely re-imagining the building’s use of space and connectivity, the refurbishment successfully makes the building feel new. The building now connects two historically separate elements.  The Grade II listed front section was originally constructed in the early 20th Century and then significantly altered internally to form modern office accommodation. The larger western extension, comprising circa 90% of the total NIA, was originally constructed in 1999 to a modern City office standard. The refurbishment significantly upgraded both elements and joined the two through a new, central lift and stair core.

Throughout the entire refurbishment process, the team focused on minimizing the building’s environmental impact as well as maximizing the building’s sustainability and health and wellbeing features. For example, by retaining most of the building’s existing envelope, the project significantly reduced its embodied carbon emissions. And the new terraces offer easy access to the outdoors, creating a tranquil environment for occupiers. The Bailey achieved a BREEAM Excellent accreditation as well as a WiredScore Platinum and an EPC A rating.

The AJ Architecture Awards celebrate design excellence in UK architecture and highlight the very best projects across 17+ categories. Winners will be announced in November this year.
