1-5 London Wall Buildings forms one of the four blocks surrounding Finsbury Circus, occupying most of the southeast corner. The location of 1-5 London Wall Buildings will benefit significantly from the Elizabeth Line (Crossrail); there will be a new entrance to Liverpool Street station 95 metres to the east.

The building, which is Grade II Listed, comprises circa 209,307 sq ft over 7 floors, ground, lower ground and basement. The building is divided into a number of office suites from 100 sq ft to 17,000 sq ft and is let to around 36 tenants.

Major embodied and operational carbon savings and a BREEAM ‘Excellent’ rating

The building presents the opportunity for a wholesale repositioning. Planning permission to extend the entire Grade II Listed building, in order to fully modernise the asset and create additional net internal area by 5.5%, was granted via delegated powers in June 2020. Upon granting the planning permission for the 220,554 sq ft Carmody Groarke designed scheme, the City of London commented that the permission represented one of the largest interventions into a Grade II listed buildings that they have granted.

The proposed office redevelopment is designed to include sensitive interventions to the historic building by delivering major embodied and operational carbon savings as well as a BREEAM ‘Excellent’ rating.

Modern, cutting edge office spaces ranging from 100 sq ft to 17,000 sq ft and let to around 36 tenants

Refurbishment works to the reception and the first floor office suite were completed in 2020. The works transformed the London Wall reception by merging entrances 2 and 3 to produce a generous, open reception space that includes a dedicated coffee shop for the building, which will be operated by Noxy Brothers. The refurbishment of the 3,303 sq ft first floor suite have turned it into a modern, cutting edge office and serve to highlight the potential of the building.
