Endurance Land Pre-Lets Two Cat B Office Floors

London – 5 December 2023: Endurance Land secured two pre-lets to occupy the newly renovated 2nd and 3rd floors at 108 Cannon Street, EC4. The refurbishment comprised transforming three floors (12,984 sqft) of conventional office space into fully fitted out high-quality workspace.

The office floor Cat B fit outs were part of larger changes at 108 Cannon Street, with refurbishments occurring across various communal and office areas to deliver an amenity equipped reception, multifunctional roof terrace, and Cat B fit out over three floors. Building works completed mid-November.

Increased flexibility and improved amenities were the key themes that spanned the entire building refurbishment. The reception offers flexible working areas for tenants along with a multi-purpose space with reconfigurable furniture, integrated joinery, user-friendly IT, and tea point. The office floors’ open plan layouts integrate different functionalities and work modes into a holistic space that encourages collaboration. The reconfigured roof terrace was designed to be utilised by tenants and their visitors for multifunctional use and events.

Refurbishment works prioritized sustainability by maximizing the reuse of existing materials and sourcing sustainable alternatives. In the instances where reuse wasn’t possible, the team sourced recycled materials. Recycled timber was used for the terrace decking. The acoustic panels, furniture, and flooring all are comprised of recycled content – with tables and chairs made out of recycled coffee beans and plastic fishnets. Energy efficiency initiatives were also implemented through high efficiency LED lighting and integral dimming, presence detection lighting to reduce energy consumption. Integrated biophilia was incorporated throughout the project design.

The two pre-lets at 108 Cannon Street were the first leases for Endurance Land that included a provision to abide by, in best efforts, our Net Positive Pledge – an agreement to encourage collaboration, between Endurance Land and our Tenants in our joint sustainability goals.

“Pre-letting two floors in this challenging market speaks both to the quality and unique offering of the finished product. Through the refurbishment, 108 Cannon Street has been transformed into an office building that improves tenant experience, delivers high-quality modern amenities and offers modular solutions to maximize flexibility for occupiers. We are delighted with the results and will continue delivering spaces that meet the needs of London occupiers.” – Jonathan Fletcher, CEO of Endurance Land

“From the outset Endurance Land challenged us to create exciting new workspace that would stand out in the marketplace. Our interventions have transformed 108 Cannon Street into a welcoming and flexible workspace with optimised multifunctional areas and users at the heart of our design. The newly fitted office spaces have been designed to adapt to user needs with modular layouts and moveable partitions, allowing maximum adaptability and future proofing the spaces. Building amenity spaces have also been significantly enhanced with the creation of a biodiverse roof terrace with integrated bar and breakout spaces.

“The project is testament to the collaborative approach taken by the design team, Endurance Land and contractor team delivering an outstanding new workspace. We are incredibly proud with the results” – Jonathan Allwood, Director at Barr Gazetas
