Description: The building is comprised of a single retail unit at ground floor level alongside a self contained office building with a ground floor entrance/reception and four floors of offices.

Investment strategy: Endurance Land identified an opportunity of enhancing value by changing the use of the ground floor reception from B1 use to an A1 retail unit and refurbishing the offices to a high specification for the local market.

Successful lettings have been achieved on three of the office floors at market rents in the current cycle.  Having obtained planning consent for a change of use to A1, the new retail unit has been let to Neck and Neck UK Ltd.  There is strong interest in the remaining office floor.
